The Wind Mitigation Credit and Your Garage Door: How a Permit Turns Into a Lower Premium

A permanent product approval label. Without one, the inspector records the opening as unprotected.

Florida insurers apply premium discounts for construction features that reduce hurricane damage, assessed through a wind mitigation inspection. The garage door is one of the features looked at, because opening protection is a category on the form and the garage door is usually the largest opening in the house.

Most of what is written about this focuses on choosing a rated door. That is the easy part. The part that actually determines whether you see anything on your premium is documentation — and the most common way homeowners lose the credit is buying exactly the right door and skipping the permit.

A note before anything else: we install garage doors, we are not insurance agents. Every carrier applies these credits differently and your own agent is the authority on what your policy will actually do. What we can tell you with confidence is what the inspector looks at and what makes an installation pass or fail.

Why opening protection is a category at all

The logic behind the whole wind mitigation framework is the building envelope. As long as the envelope stays sealed, wind flows around the house. The moment an opening fails, wind flows into it, the garage or the room becomes a pressurised box, and internal pressure pushes up on the roof deck at the same instant external suction pulls on it. The two loads add, and that is how roofs come off.

The garage door is the biggest single opening and the lightest structural element of that size — it has to stay light enough for a half-horsepower motor to lift, which caps how much material can go into it. That combination is why it is treated as a structural component of the envelope rather than as trim. Our page on wind load requirements in Collier County works through how a design wind speed becomes a pressure on your specific door.

What the inspector actually checks on the door

  1. The permanent label. On the inside face of the end stile or on the jamb, listing the manufacturer, model, certified design pressures and a Florida product approval number. No label means the opening is recorded as unprotected — regardless of how substantial the door looks.
  2. Whether the approval covers your door size. Approvals are size-specific. A door approved at a smaller width does not automatically carry the same pressures at sixteen feet.
  3. The installation hardware. Strut count and gauge, track bracket count and spacing, and fastener type — all of which the approval document specifies. A rated door fitted with builder-grade hardware is not a rated installation.
  4. The permit record. This is the one that catches people, and it is covered next.

The permit is the whole thing

A garage door replacement in Collier County is permitted work with an inspection. The permit is not bureaucracy for its own sake in this context — it is the mechanism that creates a public, dated record that a rated door was installed to its approval and checked by someone independent.

Without that record, a wind mitigation inspector is looking at a door and a label with no evidence that the installation matches the approval. Many will not credit it. So the sequence that wastes money is depressingly common: homeowner spends three or four thousand dollars on an impact-rated door, installer offers to “save the permit fee,” and the credit — which is the part that pays the door back over years — never materialises.

The permit fee is among the smallest line items on the job. Insist on it.

The second-sale problem

Unpermitted work also surfaces later, when you sell and the buyer’s inspector or lender asks about it. Closing under time pressure with an open permit question is a considerably more expensive problem than the fee would have been.

Rated door or shutters — how the credit sees them

In a windborne debris region, an opening can be protected either by an impact-rated assembly or by approved shutters over a wind-load-rated door. Both can satisfy the code, and both can be recognised on the inspection form — but there is a practical asymmetry that matters more than the paperwork.

An impact-rated door requires nothing of you when a storm is named. A shutter system requires somebody to be in the state, physically able, and organised enough to deploy panels across the largest opening in the house. For seasonal residents — a large share of Collier County — that is the difference between protection and a plan.

There is also a partial-credit trap worth knowing: the wind mitigation form generally credits opening protection on an all-or-nothing basis across the structure. Protecting every window and leaving the garage door unprotected commonly means the whole category is not credited. The garage door is frequently the cheapest way to complete the set.

What to gather before your inspection

  • A photograph of the product approval label on the end stile or jamb, legible.
  • The permit number and the passed inspection record for the installation.
  • The approval documentation your installer should have handed you, showing the certified design pressures at your door size.
  • The installation invoice describing the hardware fitted.

Keep all four together. They are also exactly what a buyer will want when you sell.

If your door is unrated today

Three honest options.

Replace it with an impact-rated door. $2,200 to $4,800 installed here depending on the design pressure your address requires. Permitted and inspected. This is the option that both protects the house and is straightforward to document. Details and cost ranges on our impact-rated doors page.

Wind-load-rated door plus approved shutters. Can be less expensive on the door and shifts cost to the shutter system, with the deployment obligation attached.

Retrofit bracing. Genuinely useful against mid-panel bowing when anchored into slab and real structure, and it is not a compliance path — it does not convert an unrated door into a rated one, and it will not be credited as opening protection. Treat it as harm reduction on a door you are not replacing this year.

Timing, which is where the money is

Lead times on rated doors run from two to eight weeks and stretch sharply once a system is named. Permitting and inspection scheduling are unhurried in December and February, and congested in August. A door ordered in the off-season costs the same, arrives faster, and gets inspected on a calm schedule — and you get to choose the finish rather than taking what is in stock.

The short version

Buy a door with a product approval that covers your size and your address. Have it installed to that approval, with the correct strut and bracket count. Pull the permit and pass the inspection. Keep the label photo, the permit and the approval paperwork together.

Skip any one of those four and you may have bought the protection without the credit — which is a shame, because the credit is the part that makes the arithmetic work.

Frequently asked questions

Will a new garage door lower my insurance in Collier County?

It can, through the wind mitigation credit, provided the door carries a product approval covering your size and address and the installation was permitted and inspected. Carriers apply these credits differently, so your agent is the authority on your specific policy — but those are the conditions the inspection is looking for.

Why does the permit matter so much?

Because the credit is applied from the inspection record rather than from what is physically hanging on the wall. Without a permit there is no independent evidence that the installation matched the approval document, and many inspectors will not credit it. The permit fee is one of the smallest line items on the job.

I protected all my windows but not the garage door. Do I get a partial credit?

Usually not. Opening protection is generally assessed across the whole structure, so leaving the largest opening unprotected commonly means the category is not credited at all. The garage door is frequently the cheapest way to complete the set.

Do shutters over the garage door count?

Approved shutters over a wind-load-rated door can be a compliant path and can be recognised on the form. The practical difference is deployment: shutters need somebody present and able to fit them across the largest opening in the house when a storm is named, which is exactly what a seasonal owner cannot guarantee.

Does retrofit bracing earn the credit?

No. Bracing helps against mid-panel bowing when it is anchored into the slab and up to real structure, and it is worth doing on a door you are not replacing. But it does not convert an unrated door into a rated one and it will not be credited as opening protection.

How do I find out whether my existing door was permitted?

Permit history is a public record and worth checking. Combine that with a photograph of the product approval label on the end stile or jamb — those two documents together are what an inspector, an insurer and eventually a buyer will all ask for.
