When a garage door blows in, the pressure inside the house spikes and the roof is next. That is the whole reason Florida regulates these doors the way it does.

Before you buy: should you replace at all?
Plenty of doors people want to replace only need a repair.
Plenty of doors that people want to replace only need a repair. We will tell you that on site, and we will not charge you for the visit.
✅Replace the door when…
- A panel is bent, buckled or rusted through and the door is over 12 years old. A single replacement panel runs $250–$800. But if the manufacturer discontinued the section, or two or more panels are damaged, you are spending half the cost of a new door to keep an old one.
- The door has no product approval label. Look inside the door near the jamb for a sticker. No label, no documented rating — and for an insurance wind mitigation credit, that door is worth nothing on paper.
- Rust has reached the bottom section and the strut line. Near the Gulf, salt gets into the bottom seam and works upward. Once the bottom section is soft, the hardware anchoring is compromised and the door cannot safely be reinforced.
- The door is wood, swollen and delaminating. Naples humidity and 110°F garage heat destroy untreated wood. Once panels have separated, refinishing does not bring them back.
- You want the insurance credit or the My Safe Florida Home grant. Both require documented opening protection. An unrated door cannot get either.
- Nothing lines up anymore. Sections out of square, gaps at the top corners, the door hitting the stop on one side.
🛑Do NOT replace the door when…
- Only the springs are broken. A torsion spring change is a repair, not a reason to buy a door. → Spring replacement
- The opener died but the door is fine. A new opener installed is $450–$900. A new door is not the answer to a dead motor.
- Rollers are noisy or the door is loud. Nylon rollers and fresh hinges usually fix that for a fraction of a replacement.
- One panel is dented on a door under about 10 years old with an available section. $250–$800 beats $2,500–$6,000.
- Cables came off the drum. Common, fixable, and no reflection on the door itself.
⚠️If a contractor quotes a new door before they have put a level on the tracks or checked the spring cycle count, get a second opinion. We would rather sell you a $300 repair today and a door in six years than the other way around.

Where you land inside a range depends on four things: door size, insulation value, whether you want windows (impact glazing costs more), and your exposure category.
A 16'×7' insulated steel door in a sheltered Golden Gate City subdivision sits near the bottom of the double-car range. An 18' full-view aluminium and glass door on a Port Royal motorcourt with Exposure D wind loads is a different conversation entirely, and above these ranges — we quote those individually.
Good, better, best: the three material tiers
🥉Good — Non-insulated steel
A single-layer steel door. One skin of steel, no insulation, no interior backing.
Right for: detached garages, storage buildings, workshops with no conditioned space nearby, rental properties on a fixed budget, RV or boat garages that are just shelter.
What you give up: it is loud, it dents more easily, and it does nothing for the temperature in your garage. In August that garage will run well past 110°F.
ℹ️Honest note: a non-insulated door can still be fully impact-rated and legal at your address. Insulation and wind rating are two separate things. Do not let anyone tell you that you must buy insulation to meet code — you must meet the wind pressure requirement, and that is it.
🥈Better — Insulated steel (what most Naples homes should buy)
Two steel skins with polyurethane or polystyrene between them, roughly R-6 to R-18 depending on construction and thickness. This is what we install most often.
Quieter, considerably stiffer — which matters for both wind performance and dent resistance — and it actually changes the temperature of the space behind it.
Construction detail worth knowing: polyurethane is injected and bonds to both steel skins, making the section structurally rigid. Polystyrene is a foam board dropped into the cavity — cheaper, lower R per inch, and it does not add the same stiffness. If the quote just says “insulated,” ask which one.
🥇Best — Premium
Full-view aluminium and glass. Anodized or powder-coated aluminium frame with glass panels — clear, frosted, tinted or obscure. This is the Port Royal, Aqualane Shores, Old Naples, Grey Oaks, Mediterra and Talis Park door. In the wind-borne debris region the glazing must be impact-rated or have approved protection, which is most of the cost. Aluminium also handles salt air better than steel — a real advantage west of US-41.
Composite and modern wood-look steel. The look of cedar or mahogany with none of the swelling, delamination or annual refinishing that real wood demands in this climate.
Custom. Carriage-house designs, oversized widths, arched top sections, unusual glass layouts, colour matched to trim. Lead times in weeks, not days — and every custom door still needs a Florida Product Approval covering its actual configuration.
| Non-insulated steel | Insulated steel | Premium | |
|---|---|---|---|
| Insulation | None | R-6 to R-18 | Varies (glass is low) |
| Noise | Loud | Noticeably quieter | Quiet |
| Dent resistance | Lowest | Good | Good to excellent |
| Salt-air life near Gulf | Shortest | Medium | Best (aluminium) |

Florida code, permits and the insurance credit
The part that decides whether the door is worth anything on paper.
📜Florida Product Approval — not a Miami-Dade NOA
Collier County is not in the High-Velocity Hurricane Zone. Only Miami-Dade and Broward are. You do not need a Miami-Dade NOA here. What Collier requires is statewide Florida Product Approval covering the exact door configuration — size, glazing, track, hardware.
A lot of local companies get this wrong on their own websites, and some use it to upsell.
🌬️170 mph, Risk Category II
Collier County's design wind speed is a countywide 170 mph override under the Florida Building Code. But the design pressure on your door also depends on your exposure category, which varies lot to lot:
- Exposure B — dense subdivisions with closely spaced homes and mature canopy. Lowest pressures.
- Exposure C — open terrain, large lots, new subdivisions before the landscaping matures. Higher pressures. Most of Golden Gate Estates.
- Exposure D — directly facing open water. The highest pressures in the county.
⚠️We do not publish a design pressure figure for your address on a web page. Anyone who quotes you a psf number off a website without seeing your parcel is guessing. We confirm it against your property before we quote.
📝Permits and inspection — we handle all of it
Florida requires a permit for virtually all garage door replacements, including like-for-like. The permit package needs the Florida Product Approval number and spec sheets, and there is a final inspection.
We pull the permit, submit the documentation and meet the inspector. You do not chase anything. A door installed without a permit is a problem at resale and a problem at claim time — and it is worth asking any bidder directly whether their price includes it.
💰Insurance credit and the My Safe Florida Home grant
Opening protection is one of six features inspected on Florida wind mitigation form OIR-B1-1802. A documented impact-rated garage door can earn a recurring annual premium credit — you need a wind mitigation inspection to claim it.
Garage doors also explicitly qualify as opening protection under My Safe Florida Home. Programme funding and eligibility change, so check the current status before you plan around it — but if you are replacing anyway, it is worth ten minutes of your time.

Frequently Asked Questions
How much does a new garage door cost in Naples?
Impact-rated and installed with permit and inspection: $1,000 to $2,500 for a single-car door, $2,500 to $6,000 for a double. Size, insulation, windows and your exposure category decide where you land in the range. Full-view glass and oversized custom doors are quoted individually.
Do I need a permit to replace my garage door in Collier County?
Yes. Florida requires a permit for virtually all garage door replacements, including like-for-like. The package needs the Florida Product Approval number and spec sheets, and there is a final inspection. We handle all of it.
Do I need a Miami-Dade NOA in Naples?
No. Only Miami-Dade and Broward are in the High-Velocity Hurricane Zone. Collier County requires statewide Florida Product Approval. Any company telling you otherwise is either mistaken or upselling.
Will a new garage door lower my insurance?
It can. Opening protection is one of six features on Florida wind mitigation form OIR-B1-1802, and a documented impact-rated door can earn a recurring annual credit. You need a wind mitigation inspection to claim it. On a door you are replacing anyway, the recurring credit changes the maths.
Does a garage door qualify for My Safe Florida Home?
Garage doors explicitly qualify as opening protection under the programme. Funding and eligibility rules change between cycles, so confirm the current status before planning around it — but it is worth checking if you are replacing anyway.
Insulated or non-insulated?
For an attached garage in Naples, insulated steel almost always. It is quieter, considerably stiffer, and it changes the temperature of the space. For a detached shed or a pure storage building, non-insulated is a legitimate saving. And note: insulation and wind rating are separate — a non-insulated door can be fully impact-rated.
What is the difference between polyurethane and polystyrene insulation?
Polyurethane is injected and bonds to both steel skins, making the section structurally rigid as well as insulated. Polystyrene is a foam board dropped into the cavity — cheaper, lower R per inch, and it does not add the same stiffness. If a quote just says “insulated,” ask which one.
How long does installation take?
A standard residential replacement is typically a half day on site. Stock doors usually arrive within one to two weeks of order; custom sizes, colours and full-view glass take longer. We give you a realistic date rather than an optimistic one.
Can you match my HOA requirements?
Yes, and it comes up constantly in Naples. Bring us the HOA architectural guidelines and we will spec a door that meets both the community standard and the wind requirement. We can colour-match to trim and match panel profiles on neighbouring units.
Do you do oversized and RV doors?
Yes — 18 and 20-foot widths, 8 to 14-foot heights, high-lift and vertical-lift systems. Common in Golden Gate Estates. These are measured and calculated, never quoted from a price list over the phone.
What warranty comes with a new door?
Seven years from us on the installation, plus the full manufacturer warranty on the door and hardware. It is written on your invoice.
Do you remove and dispose of the old door?
Yes, included in the quoted price. Removal, haul-away and disposal are not add-ons.
