A real Naples job. The limits tell your opener where the door starts and stops — get the down limit wrong and the door closes, touches the floor, and reverses straight back up.
Setting the travel limits after an opener replacement — Naples, FL
An opener does not lift your garage door. The springs do. The opener only guides the door up and down and holds it closed. That single fact explains most of what goes wrong with them — and most of the money people waste replacing the wrong thing.
We repair before we replace. If the unit is genuinely finished we will tell you, and we will tell you why. Half the opener calls we take on a Chamberlain turn out to be nothing more than the travel limits being off — here is how we set them.

Work out what is wrong
Match the symptom. Most of these are cheaper than people expect.
| What it is doing | What it usually is | Typical cost |
|---|---|---|
| Motor hums, nothing moves | Stripped plastic drive gear, or a failed capacitor. Both repairable. | $100–$250 |
| Door closes then immediately reopens | Photo-eye safety sensors — misaligned, dirty, or sun-blinded. Often free advice over the phone. | $0–$150 |
| Nothing at all, no lights | Power, GFCI outlet, breaker, or a dead logic board. | $0–$300 |
| Runs full cycle, door does not move | Trolley disconnected from the door — someone pulled the emergency release. | Usually free |
| Remote dead, wall button works | Battery, lost pairing after a surge, or a failed receiver. | $0–$180 |
| Very loud, chain slapping | Chain tension, worn sprocket, dry rail. Or time to move to belt drive. | $100–$250 |
| Door reverses part-way up | Force/limit settings — often because the springs are failing and the opener is fighting the weight. | Diagnose first |
| Struggles, then works | Almost always the springs, not the opener. Replacing the opener will not fix it. | See springs |
⚠️The single most common mistake: buying a new opener because the door got heavy. If the springs are worn, a brand-new opener will strip its gear too — usually within a year. We check the balance first, every time.

Chain, belt, or wall-mount?
Three drive types, three different right answers.
⛓️Chain drive
A metal chain pulls the trolley. Cheapest, toughest, and loudest. Fine over a detached garage or a workshop. If a bedroom sits above the garage, you will hear it — and in a Naples house with tile floors it carries.
🎽Belt drive — what we fit most
A steel-reinforced rubber belt instead of a chain. Noticeably quieter, no lubrication, and it handles Florida humidity well. On any attached garage this is the one we recommend, and it is what we fit most often in Naples.
🔩Wall-mount / jackshaft
Mounts on the wall beside the door and turns the torsion shaft directly, with no rail across the ceiling. Two situations where it is the right answer:
- Low headroom — no room for a rail and trolley
- High-lift, vertical-lift and tall doors — common on RV and boat bays in Golden Gate Estates
It also frees the ceiling entirely, which matters if you want a lift or overhead storage. $900–$1,500 installed.
🔋Battery backup — not optional in Southwest Florida
Power goes out here. In August it goes out routinely, and after a storm it can be out for days.
Without a backup, a 200 lb double door with no power is something you either wrestle by hand or leave shut. With a backup you get roughly 20 cycles on battery — enough to get vehicles out and evacuate if you need to.
We fit backup-equipped units as standard unless you tell us otherwise. On an Estates property with well water and a generator, it is close to essential.
🔋 Backup power and hardware

The two safety systems, and how to test them
Do this twice a year. It takes ninety seconds.
Two safety systems are required on every residential opener sold in the United States, and both are worth testing twice a year.
1️⃣ Photo-eye sensors
Two small units mounted no more than six inches above the floor on each track. If the beam between them is broken while the door is closing, the door must reverse.
Test: start the door closing and wave a broom through the beam. It should stop and go back up immediately.
2️⃣ Mechanical safety reverse
If the door contacts an obstruction, it must reverse on its own.
Test: lay a roll of kitchen towel flat on the floor in the door's path and close the door. It should hit it and reverse.
🚨If either test fails, stop using the opener and call. These are the systems that stop a garage door closing on a child or a pet. Adjusting force limits to “make it close properly” without finding out why it will not is how people get hurt.
Frequently Asked Questions
Should I repair or replace my opener?
Repair is usually right if the unit is under about 12 years old and the failure is a gear, capacitor, sensor or board — $100 to $350 versus $450 to $900. Replace if the logic board is dead on an old unit, parts are discontinued, or it predates modern safety requirements.
How long do garage door openers last?
Ten to fifteen years is typical, and Florida is harder on them than most places — humidity and heat cook the electronics, and power surges kill logic boards. Openers on doors with worn springs die much sooner because they are doing work they were not built for.
My door closes and immediately opens again. Why?
Almost always the photo-eye safety sensors: misaligned, dirty, or with sunlight or a cobweb across the beam. Look for a blinking LED on one of them. It is one of the cheapest calls we take and often something we can talk you through on the phone.
Is a battery backup worth it in Naples?
Yes, clearly. Power outages here are routine in summer and can last days after a storm. A backup gives you roughly 20 cycles — enough to get vehicles out. We fit backup-equipped units as standard unless you say otherwise.
Belt or chain drive?
Belt for any attached garage — much quieter and it handles humidity well. Chain is fine and cheaper for a detached garage or workshop where noise does not matter.
What is a wall-mount opener?
A jackshaft unit that mounts beside the door and drives the torsion shaft directly, with no rail across the ceiling. It is the right answer for low headroom, tall or high-lift doors, and when you want the ceiling free for storage or a lift. $900 to $1,500 installed.
Can you program my car and keypad?
Yes, included with any opener installation — remotes, exterior keypad, in-car HomeLink and the smartphone app where the unit supports it.
My opener is fine but the door is heavy. Do I need a new opener?
No — you need springs. The opener does not lift the door, the springs do. Fitting a new opener to a door with worn springs will strip the new one too. We check balance before we quote anything.
What brands do you work on?
LiftMaster, Chamberlain, Genie, Craftsman, Linear and Marantec. We carry gear kits, capacitors, logic boards, sensors, belts, chains, trolleys, remotes and receivers on the truck.
How long does an opener installation take?
Typically 1.5 to 2.5 hours including programming, limit and force settings, and both safety tests. Wall-mount units on high-lift doors take longer.

Opener Not Closing? Start With the Photo Eyes
Most “broken opener” calls in Naples are actually the safety sensors. If your door opens fine but closes a few inches and reverses, or the opener light blinks ten times, read garage door sensor repair in Naples before you buy anything.
Beeping, Battery Backup and Florida Law
Florida has required battery backup on new residential openers since 2019, and that battery is what chirps every 30 seconds when it dies. See garage door opener beeping and garage door will not close.
The opener does not lift the door. The springs do.
