Gap Under Your Garage Door — Water, Insects and Daylight (Naples, FL)

Water across the slab after every heavy rain, insects walking in, and a visible strip of daylight along the bottom. Four different parts can cause that gap, and replacing the wrong one is why people say “we already changed that”.

Nobody in Naples calls us about a weather seal. They call about water, ants, heat or a visible gap — and the seal is the answer to all four. The complication is that four separate parts can produce that gap, and they get called by the same name.

The four parts people call one thing

  • The bottom seal — the flexible strip along the bottom of the door, usually a T-shaped or bulb-shaped astragal.
  • The retainer — the aluminium or vinyl channel it slides into, screwed to the bottom section.
  • The side and top seals — stop moulding with a flexible flange, running around the opening on the jamb.
  • The threshold — a separate ramp bonded to the slab itself.

Replacing the wrong one is exactly why so many people tell us “we already changed that and it still leaks”.

How to work out which one you have

  1. Close the door and look for daylight. Where the light shows is your map — along the bottom, up the sides, or across the top.
  2. Is the gap even, or worse at one end? An even gap points at a perished seal or a short opener limit. A gap worse at one corner points at the floor, or at a door sitting out of square.
  3. Look at the retainer. If the aluminium channel is corroded, or the screws holding it have rusted and enlarged their holes, a brand-new seal in it will work loose within months.
  4. Put a straight edge on the slab at the opening. Settlement, cracking and a worn low spot are extremely common on older Naples slabs — and no bottom seal can bridge a floor that is not flat, because the seal compresses evenly and the floor does not.
  5. Watch the door close. If it stops slightly short and the cables go slack on the drums before it seats, the opener down limit is set wrong and the seal is innocent.

Why seals fail faster here

UV and heat harden rubber and vinyl from the outside in. A seal that would last a decade in a temperate climate goes brittle and splits in three to five years in Southwest Florida. The retainer is the part that surprises people: aluminium corrodes, and the fasteners into the bottom section rust and enlarge their holes.

What a proper seal package actually stops

  • Driven rain across the slab — the complaint that generates most of these calls.
  • Insects — specifically the ones that walk under doors here rather than fly.
  • Small animals and snakes through a gap wider than about half an inch.
  • Hot, humid air. Insulation resists conducted heat but does nothing about air pouring in around a perished seal. See insulation.
  • Blown debris and sand — a real issue on properties near open ground or water.

The sizing detail that gets it wrong

Bottom seals are not universal. The retainer determines the profile — single-channel, double-channel, T-style, bead-style — and the door width determines the length. Buying by eye at a hardware store gets the wrong profile roughly half the time. Measure the retainer channel, not the door brand.

The one you can safely do yourself

A bottom seal is one of the very few garage door jobs with no spring tension involved, so it is genuinely safe for a homeowner. The catch is buying the right profile — measure the retainer channel before you buy, or you will be returning it. Everything under tension — springs, cables, bottom brackets, drums — is not DIY.

If the door is also crooked

A gap that is much worse at one end frequently means the door is not sitting square, which is a cable or drum problem rather than a seal problem. Fitting a new seal to a crooked door wastes the seal. See crooked garage door.

Gap Under Garage Door — Frequently Asked Questions

Water still comes in after I replaced the bottom seal. Why?

Almost always the floor rather than the seal. Slabs settle and crack, and a low spot leaves a gap the seal cannot bridge because it compresses evenly while the floor does not. A bonded threshold raises the contact line and solves it. The other cause is an opener down limit set slightly short, so the door never fully seats.

How often do garage door seals need replacing in Naples?

Every three to five years is normal here, versus a decade in a temperate climate. UV and heat harden the rubber from the outside in and it splits at the fold. If you can see daylight along the bottom of a closed door, it is already past due.

Will a new seal stop insects and snakes getting in?

A correctly sized seal against a flat slab stops most of what walks under a door, including the palmetto bugs and ants that generate most of these calls. The weak points are the two bottom corners where the seal meets the jamb, which is why we seal those specifically rather than relying on the strip alone.

Can I fit a garage door bottom seal myself?

Yes — it is one of the few garage door jobs with no spring tension involved. The catch is buying the right profile: the retainer channel determines it, not the door brand. Measure the channel before you buy.

What is a garage door threshold and do I need one?

A ramp bonded to the slab just inside or under the door line, giving the seal a flat, slightly raised surface to close against. You need one when the floor has settled, cracked or worn low at the opening — common on older slabs, and on any property where driven rain runs toward the door.

The gap is bigger at one end. Is that still a seal problem?

Probably not. A gap that is much worse at one corner usually means the door is not sitting square, which points at a cable, a drum or a bottom bracket rather than the seal. Fitting a new seal to a crooked door wastes the seal — the door has to be squared first.
